Paul is a partner in the Social Housing Development and Commercial Property teams and has over 25 years experience at leading City and regional real estate and social housing firms advising on a wide range of projects in regeneration and all areas of commercial property and consortium development.

Before joining Prince Evans Solicitors LLP in October 2016, Paul was a commercial property partner with City Firm Silverman Sherliker Solicitors LLP and formerly a partner with Harold Benjamin Solicitors based in Harrow and senior solicitor with Winckworth Sherwood.

Experience

Paul has extensive experience in complex land acquisitions, sales and development for Social Housing providers; acting for numerous Registered Providers and local authorities. Paul sets up estate schemes for residential plot sales.

Paul acts for residential and commercial developers and house builders.

Paul also has substantial experience in all types of commercial property work including shops, offices, industrial, restaurants, pubs, hotels and leisure sector, care homes and football clubs. He undertakes commercial mortgage and refinance work on the panel of many banks.

Paul’s work includes:-

Joint venture between a national house builder, housing association and a university on the provision of student accommodation.

Advising London local authorities on the regeneration of housing estates.

Drafting development agreements and collaboration agreements.

Expertise in regeneration schemes in East London including the Athletes Village Olympic Games site logistics and waste removal contracts.

Establishing new organisations and forming new governance structures.

Consortium Solicitor for developers and house builders in connection with acquisitions and multi purpose developments.

Paul provides clients with the benefit of his wide-ranging property development, social housing and commercial property experience in finding practical legal solutions to property issues.

Paul’s experience includes planning, rights of light, development, social housing, construction, commercial contracts and infrastructure agreements, environmental, waste removal and licensing matters. He has acted in connection with property judicial review proceedings (e.g. R v Hackney) both in house and in private practice.

Paul advises on both commercial and residential property development matters. He has in-depth experience of regeneration schemes and projects involving developers, house builders, charities, local authorities and housing associations. He deals with acquisitions of development sites and the setting up of estates and sales of units. Additionally he has dealt with air space lease development, option agreements, overage agreements and joint ventures.

Paul regularly advises on professional appointments, collateral warranties and construction contracts and acting for lenders taking charges over building contracts.

Additionally, he deals with a full range of planning law including planning agreements and planning applications, appeals to local authority enforcement claims and change of planning use.

Paul also acts for Landlords and Tenants on statutory lease extensions and Collective Enfranchisement.

He provides corporate property support on the sale and purchase of businesses. He also has extensive experience in commercial landlord and tenant work including offices and retail use, acting for both tenants and landlords including advising on new leases, agreements for lease, dilapidations, break notices rent notices and lease renewals.

Paul has considerable experience in acting on the sale and purchase of investment property for clients with both bespoke and substantial portfolios, as well as advising clients on buying and selling of properties at auction. His expertise extends to advising clients on the management of property subject to occupational lettings as well as providing advice to lenders and to borrowers on property finance and secured lending.

He advises on loan documentation dealing with secured loans, re-mortgaging and additional security including personal guarantees and debentures. Paul has been on the commercial lending panels for many major banks and lending institutions providing advice on all aspects of property finance including the provision of development finance.

One thing you may be interested to know about Paul is that he is passionate about athletics and was ranked in the UK men’s top 50 for 100 metres in 1989.
